Lutz FL Home Prices by ZIP Code Across 4 Markets

In May 2026, Redfin's sold data put the median home price in Lutz at $692,785, based on the trailing three months. That same month, Realtor.com listed the median at $532,500. Zillow logged a typical home value of $486,673, down 2.4 percent over the past year. Three widely used sources, one town, and a spread of more than $200,000 between the highest and lowest number.

None of them are wrong. Redfin's figure reflects what actually closed. Realtor.com's reflects what's currently on the market. Zillow's is a value estimate spread across the whole housing stock, sold or not. Different methodologies produce different numbers, and that's true in every market in the country.

But methodology only explains part of the gap in Lutz. The bigger reason these numbers refuse to agree is that "Lutz" isn't one housing market wearing a single ZIP code. It's four of them, and in at least one case, a fifth hiding inside a gate that looks like a single community from the road.

Two Counties, One Mailing Address

Lutz sits directly on the line between Hillsborough County and Pasco County. The four ZIP codes that cover the area, 33548, 33549, 33558 and 33559, don't fall neatly on one side of that line. Part of the community is Hillsborough. Part is Pasco.

That split determines which public school district a child is zoned for, Hillsborough County Public Schools or Pasco County Schools, and it affects the tax bill on two houses that could otherwise pass for twins. A buyer comparing "homes in Lutz" without checking the county first is often comparing a Hillsborough acreage lot to a Pasco production subdivision, and the price gap between them isn't a mystery once you see it that way.

The Four Pockets, By Name

Here's how the four ZIP codes actually break down, using Realtor.com's ZIP-level listing data from June 2026.

Days on market told the same story that same month, ranging from 35 days on the faster end to 57 on the slower end depending on ZIP. A single "Lutz average" flattens that into one number that doesn't describe any specific block.

Look at the spread between 33548 and 33559: roughly $356,000, for two ZIP codes that both carry a Lutz mailing address. That's not noise in the data. It's what happens when you average a wooded acreage market against a townhome and outlet-adjacent apartment market and call the result "Lutz." If you're comparing that Lutz listing against a home you saw last week, the ZIP code matters more than the city name does.

The 33548 pocket deserves its own note. Enough of the original ranch homes along Van Dyke Road and Sunset Lane are being torn down and rebuilt at 3,500 to 5,000 square feet that the comps in that ZIP are shifting under buyers in real time. A home priced against last year's sales in that pocket may already be priced against a market that's partly gone. Cheval Splits Again

Here's the part that surprises most buyers who think they've already done their ZIP-code homework. Cheval, the guard-gated golf community that anchors 33558, isn't one market either. It's two, and they don't share a governing board.

Cheval East is run by the Cheval Property Owners Association and surrounds the private Cheval Golf and Country Club, a Steve Smyers design that Heritage Golf Group acquired in April 2025 and has been renovating since, greens, bunkers and tees included. Cheval West is governed separately by the Cheval West Community Association, carries an active Community Development District, and wraps the TPC Tampa Bay course instead.

Same gate signage. Same city and ZIP code. Two HOAs, two fee structures, and two different golf affiliations attached to the address.

Ask which side of Cheval a listing sits on before you compare its dues to another Cheval listing down the street. The name on the entrance is the same. The bill in the mailbox is not.

That distinction matters for the same reason the county line matters. A buyer who only checks "Cheval" as a search term, without asking East or West, is comparing two products that happen to share a gate. What This Means When You're Actually Comparing Two Houses

The practical takeaway isn't complicated, but it does require a few extra questions before you rely on any single number:

  • Compare ZIP to ZIP, not city to city. A 33548 acreage lot and a 33559 townhome shouldn't be judged against the same median.
  • Confirm the county before you estimate carrying costs. Hillsborough and Pasco assess and bill differently, and that shows up on the closing statement.
  • If a community has a East/West or Phase 1/Phase 2 split, like Cheval, ask which side a specific listing is on before comparing its HOA dues or CDD status to a neighbor's.
  • Treat citywide days-on-market figures as an average of different paces, not one market temperature. As of June 2026, that pace ranged from 35 to 57 days depending on ZIP.
  • Watch what's being built or replaced nearby. In parts of 33548, the comps you're pricing against may include homes that no longer exist in their original form.

As of mid-August 2026, Lutz had roughly 346 active listings across all four ZIP codes. That number is useful as a general read on inventory. It's not useful for pricing a specific house, because it's blending four markets that don't compete with each other for the same buyer.

A Few Questions Worth Settling Early

Is Lutz in Hillsborough County or Pasco County? Both. The community straddles the county line, and the specific address determines the school zone and the tax jurisdiction, not the Lutz name on the listing.

Why do Zillow, Redfin and Realtor.com show different prices for the same month? They measure different things, sold data versus active listings versus a broader value estimate, and in Lutz that gap widens further because the underlying ZIP codes cover genuinely different housing stock.

Does it matter which side of Cheval a home is on? Yes. Cheval East and Cheval West have separate homeowners associations, and only Cheval West carries a Community Development District. The dues and fees are not interchangeable between the two.
