    Things Home Sellers Should NOT Do

    We’ve covered various aspects of successful home selling in our previous articles, from staging tips to Feng Shui. However, one crucial aspect we haven’t discussed is what home sellers should avoid. It’s not just about following the do’s; some specific don’ts can significantly impact your home-selling journey.

    1. Avoid Selling on Your Own:

    Resist the urge to go the For Sale By Owner (FSBO) route. Save yourself from potential stress and financial setbacks by enlisting the expertise of a real estate agent. They handle non-serious offers and set an unbiased, optimal price for your house.

    2. Embrace Teamwork:

    While you have a real estate agent, recognize that selling a home requires teamwork. Your emotional connection to the house can be a powerful tool during meetings with potential buyers. Share why the property is special and tailor your storytelling to resonate with their needs.

    3. Don’t Oversell:

    Strike a balance when presenting your home; avoid overselling, both in terms of price and enthusiasm. Too much hype might raise suspicion. Stay genuine, and don’t be defensive about potential buyers’ comments. Your focus is on selling, so maintain a balanced and positive approach.

    4. Maintain Professionalism During Showings:

    Casual attire is acceptable, but don’t be too relaxed during showings. Ensure everyone in the house is presentable, and if possible, leave the property during the showing. Allow potential buyers to envision their future without distractions from your personal items or presence.

    5. Beware of Strong Smells:

    Eliminate strong odors, especially cigarette smoke. Smoke outside, and consider professional help to remove lingering smells. Similarly, address pet odors and stains, especially if you have carpet. A fresh-smelling home is more appealing to potential buyers.

    6. Don’t Give Up Too Soon:

    Patience is key. Don’t give up too soon in the selling process. Discuss expectations with your real estate agent, understand the market dynamics, and have a plan in place. Good things may take time, and prematurely withdrawing your property from the market could mean missing out on the perfect buyer.

    Remember, selling a home is a strategic process that involves both proactive measures and avoiding common pitfalls.
